This is the design for a conversion and extension of a shopping center near Stuttgart. 

The huge building complex was built in 1960 and became neglected over the years due to a shabby look inside and outside and a non functional footprint. After the years retailers moved out and it became a place with empty shops, run down, dark edges and just a few shabby shops left. Due to that even less customers came by to shop so it became a downward spiral. 

We were appointed to give the center a new look - a 'facelift' - with keeping the main structure to downsize the costs, organize the interior better for renting out to big retailers and adding structure for offices and apartments. 

Therefore a fine mash-cladding in front of the main eye-catcher around the facade was introduced with coming out store windows in box shape for presenting products. 

The non-cladded parts of the facade would get repaired and repainted, the interior would get a complete strip out and a fire protection renovation throughout the whole building including the basement levels. 

The two ground floors along the sloping shopping street contain retailers, restaurants and a hair dresser. Below these two floors, which are connected inside through a lobby, a two story underground car park is located.

Internally there are lifts to get you from the car park to the shopping mall or to the floors of the shopping mall. 

Above the retail floors you will find storage areas for the retailers and offices over three stories. 

On the 4th floor doctor's offices and apartments are located and on the 5th floor, which is the highest you are allowed to build around the area, there are more apartments and penthouses with roof terraces.
